FAQ

For Parents

How secure is The Freund Haus? + _

The Freund Haus is a controlled-access property. Only residents with active fobs can enter the building, and every entrance is monitored by security cameras 24/7.

Who can enter the building? + _

Access is limited to tenants with fobs. Visitors are allowed access only via tenants or the landlord. Employees and contractors are pre-screened and have limited, time-restricted access only for their scheduled work.

Are there security cameras on-site? + _

Security cameras cover all entry points, common areas, and hallways to enhance safety for residents.

Contractor Safety and Oversight policy + _

Contractors who are new to the property are always escorted by a Freund Haus manager during their work.

What happens if a tenant loses their fob? + _

Lost fobs are deactivated immediately, and a replacement can be issued at the office. This prevents unauthorized entry.

Is there staff on-site? + _

Management staff are available during business hours, and emergency contacts are provided to all residents for after-hour issues.

What measures are in place for emergencies? + _

The Freund Haus maintains clear evacuation routes, posts emergency numbers, and communicates safety procedures to all residents.

For Students

How close is the haus to the University of Minnesota? + _

You can see the University of Minnesota sign from the front door!

How do I pay rent? + _

Rent is paid through our secure online tenant portal, where residents can submit payments and view payment history. Rent can also be paid at the office if that is preferential.

Are leases individual or joint? + _

Leases are individual, meaning each resident is responsible only for their own rent, not their roommates’.

Do I need to find my own roommates? + _

Friend groups have been the most common make-up of our residents. Roommate-matching may be available based on preferences and availability.

Is parking available? + _

There are several parking options on-site. Availability is limited, so parking arrangements should be discussed during the leasing process.

Are pets allowed? + _

Freund Haus has a Pet/ESA Addendum to address domesticated animals. We’re not too keen on pets, such as bears, alligators, etc.… but more traditional animals have crossed our threshold!

When can I move in and when do I move out? + _

Our leases run from Sep-Aug. The official move-in date is 9/1. However, we've successfully gotten people in earlier (at no charge) in every year after our first!

What is expected at move-out? + _

Residents are expected to remove all personal belongings, clean their space, and return keys as instructed.

Your apartment is expected to be returned in the same condition as at move-in, minus normal wear and tear.
